Requirements and Recommendations for Painting Home Exteriors April 15, 2007

Exterior painting of a home must be requested in writing to the Architectural Committee.

The committee is responsible to review the request and make recommendations to the

Board for  approval. The Board's decision is final and a letter from the Board

will be sent to the homeowner, which will include any specific requirements. Homeowners

will not proceed until final approval is given. The following paragraphs cover the

Requirements and Recommendations for painting home exteriors along with other

requirements effecting exterior home improvements.

1. General Conditions.

A. The homeowner may select his or her own painting contractor.

B. The homeowner may paint his or her own house.

C. The homeowner may select a paint manufacturer of his or her choice.

D. Painting contractor will be licensed and insured and the insurance certificate provided.

E. Painting contractors will continue working on the job from start to finish.

F. Shrubbery will be cut back from the painted surfaces at the homeowner's expense.

2. Exterior Painting Requirements:

(Mandatory) The minimum acceptable paint grade shall be equivalent to Color Wheel Flex Lox Exterior Coating 1240 line or Elastomeric paint with waterproofing protection, and the color shall be one of the approved original color for Kenwood Village. The Architectural Control Committee will provide the color samples.

A. The Architectural Control Committee must review and furnish comments on all color

matches prior to any work being done.

B. If the homeowner wishes to change the original color of the house, the new color must

be one of the approved Kenwood village Homeowners Association's colors.

C. All colors must match the original Color Wheel paint chip and approved prior to any

work being done.

D. If homeowner changes the original color a base coat must be applied.

E. All Banding shall be White.

F. Garage door shall be painted the same color as the exterior of the house.

G. The side entry garage door shall be white, but at the homeowner's option may be

painted the same color as the garage door.

H. Front entry door may be painted one of the approved original colors.

1. At the homeowner's option, you may submit a color of your choice for the front door to

the Committee on a case-by-case basis to be considered for approval by the board.

CAUTION: Do not remove the door hinges from the entry jamb.

3. Recommendations:

Surface Preparations:

A. Work includes surface preparations and application of caulking, sealant, paints and

coating necessary to paint and/or waterproof all surfaces detennined by the owner.

B. All painted surfaces are to be clean and free of foreign material dust, dirt, grease, oil, or

any substance, which may adversely affect the performance of the coating before the

application process begins.

C. The painting contractor or home owner is responsible to see that all surfaces to be

painted will be pressure cleaned with a minimum of 2500 PSI at a flow rate of no less than 4gpm.

Primer:

A. Apply a flood coat of Quick Cure Acrylic Conditioner to all previously painted and

previously cleaned (of all chalk and oxidation) surfaces receiving finish materials.

Sealant:

A. Remove any deteriorated caulking or sealant around aluminum, metal or wood

windows, doors, exterior decorative bands or anywhere caulking or sealant has been

applied.

B. Apply a continuous bead of 50 year Acrylic Urethane Sealant (RCS-4) to all areas

described above and to all dissimilar materials-masonry to wood trim.

C. Apply one coat of Exterior coating.

Specification may list paint systems as one and/or two finish coat, due to certain tinted

color, low hiding color or radical color changes, industry standards may require the

addition of more finish coats.

4. Other Exterior improvements:

A. Homeowner may replace the front entry door lockset.

B. Homeowner may install a kick plate along the lower panel of the Front Entry door.

C. Homeowner may install cut glass panels, etched panels, clear glass panels, or obscure

panel at the Front Entry door and sidelight (s).

D. Homeowner may install a sliding screen at the front entry door.

E. Homeowner shall submit an application for a front entry screen enclosure with white

aluminum framing to the Architectural Control Committee for review and

recommendations to the Board of Directors.

F. Homeowners may submit an application for a Screen enclosure with white framing for

the rear of the house.

G. No garage screen enclosures of any description will be permitted at Kenwood Village.

R. All other exterior house improvements covered by the By-Laws in the Architectural

Control Section will require submission of an application by the Homeowner. . . roofing,

siding, fencing, landscaping ect. Any improvements that are not specifically addressed in

By-Laws must be submitted to the ACC.

1. Contact the Chairman of the ACC for a copy of the painting procedures, progress

inspections and color palette will be provided. A refundable deposit of $25.00 will be

required for the color palette presentation book.
