
KENWOOD VILLAGE PROPERTY OWNERS ASSOCIATION
Board of Directors Meeting
June 7, 2008
The meeting was called to order at 10:01 a.m. by President Tony Urso.
All Directors were present. A quorum was established. Barbara Murray from Keystone Property Management Group was also present.
Joe Michalko introduced Rick Vidiri and Bill Starr from the Indian River County Sheriff’s Office. The officers gave a presentation on drugs in the community of Vero Beach that can be made with particular household items.
Tony Urso stated that the Board’s goal is to try to keep expenses within the budget. If any owners have any questions regarding the Budget or other information they should call any Board member or Barbara Murray at Keystone.
Tony thanked Buzz Errickson and Joe Michalko for there efforts in keeping the community looking great.
Tony stated that anyone who has a contract for irrigation maintenance with Atlas Irrigation should contact Atlas directly if they have any problems as the contract is between the homeowner and Atlas.
It was suggested that any vendors who work at Kenwood Village be posted on the website if as a tool for homeowners needing any repair work done.
Tony also reported that monthly homeowner fees are in excellent condition. There is a 90 day past due list posted monthly at the pool.
The Board met with Steve Marini at TruGreen regarding the fertilization program. Each home was inspected and all lawns were re-fertilized. Lawns are fertilized six times per year. If anyone has an issue with TruGreen call any Board Member or Barbara Murray.
Tony stated that the proposed Rental Policy was not passed as there were not enough members present in person or by proxy to hold the meeting. The Board will decide if the policy should be voted on again.
Joe Michalko asked for volunteers to help on committees.
Bob Neel gave an update on the financials. He stated that the income in on target and that the Association is running $7,800 under budget for the year through April 2008. Bob thanked Buzz Errickson, Tony Urso and Barbara Murray for keeping the expenses in check.
The next newsletter will be published in approximately three weeks.
Tony Urso stated that all owners have complied with ARC requirements when making any changes to their home or lot.
Buzz Errickson thanked Jim Maxwell and D. J. Doyle for their help with irrigation issues.
